We recommend this approach on multiple phased, more complex, and/or higher cost projects. There are two main contracts with the Owner – one with us and one with the Architect. We are the Owner’s building consultant, using our experience and expertise during the pre-construction phase and the construction phase. We are hired either before or at the same time as the Architect, since often we are requested to assist the Owner in evaluation and selection of the Architect. During the pre-construction phase, we manage the design process, collaborate with the Architect, and make certain the design is consistent with the Owner’s cost and schedule requirements. During the construction phase, we manage the building of the project, collaborate with and orchestrate all the Prime Contractors, and make certain the building of the project is consistent with the Owner’s cost and schedule requirements.
