There is only one contract – between us and the Owner. They have a deep trust in us to turn their project goals into reality. Many times we are hired even before the property for the project is purchased, so we can advise on the benefits and risks of each property and how they affect the project costs. We consult with the Owner to understand their needs and determine their project objectives. We hire and manage the Architect and all the design consultants during the pre-construction phase to complete the design in accordance with the Owner’s project objectives. We direct, manage, coordinate, and orchestrate all the qualified subcontractors and suppliers during the construction phase to meet the Owner’s design, cost, and schedule requirements.
